How an Industrial Factory Was Transformed into a Modern Luxury Office

Project Overview:
This project was originally located on one floor of a technology park. As the client’s business expanded, the office required a full redesign and renovation. The goal was to consolidate all departments, add a product display zone, and create a comfortable leisure area. The client preferred a modern luxury style, aiming for an overall atmosphere that feels upscale, sophisticated, and prestigious.

The original space had a rectangular layout but lacked any functional partitions. It appeared more like a warehouse than an office.

R&D Department Office and Leisure Area

The overall palette of the office is anchored in light gray tones. The design foundation was established using polished light-gray marble floor tiles, coordinated wall paneling, and a minimalist ceiling design without central fixtures.

The ceiling incorporates recessed magnetic track lighting and anti-glare downlights, complemented by linear light strips to create a soft, layered lighting effect.

For the leisure area, a curved caramel velvet sofa and a round matte metal coffee table were suggested as finishing touches, balancing understated luxury with a welcoming, social atmosphere.

Product Display Zone

Located to the right of the leisure area, the product display zone highlights the client’s core business in cosmetics. Along the walls, custom floating metal shelves with built-in light strips illuminate the showcased products. The feature wall was finished with textured sandstone-effect paint, while overhead product visuals in vibrant colors enhance brand identity and prestige.

Open-Plan Workspace

The open-plan office needed to maintain both openness and functionality. The gray marble flooring and wall paneling extend throughout this area. Matte-finish gray lacquered desks pair with ergonomic brown office chairs. A wall of large windows ensures ample natural ventilation and lighting, enhancing both comfort and efficiency.

Departmental Offices

On the right-hand side of the open office, the marketing and R&D departments were separated by double-layered laminated glass partitions with metal framing. The glass panels were fitted with smart switchable film, enabling instant privacy when needed. Inside, wall paneling continues for design consistency, while the ceiling incorporates linear acoustic slats to balance openness with sound absorption for focused work.

At the far end, two reception rooms were designed to provide a more private yet equally luxurious setting. Warm lighting, leather sofas, and wooden coffee tables were selected to enhance comfort. Decorative elements such as artwork and display pieces were added to reinforce the sense of refinement and luxury.
